Our team are specifically trained and practiced in renting property and have helped hundreds of people find new homes each year. So how do you go about renting a property through us? It’s really not that hard, just read on for a full run down on what’s what.register your details with us
The first step is to register your details on our system by telling us what you are looking for. You can do this by clicking here, or by calling our office and discussing your requirements with a member of our Lettings team. The majority of all our property listings are taken by tenants already registered on our system. By registering your details you can have first pick on any new property coming onto the market, so you don’t miss out on finding your perfect home.
Once you’ve found some properties you want to look at we will arrange for you to view the properties. These can mostly be arranged at a time to suit you, with viewings available to 7pm most weeknights we’re sure to have a time that fits into your plans.
Having selected a property, you will need to complete an application form to apply to rent the property. You will need to supply us with details of your current & previous addresses, current employer / benefit income, your previous Landlord and a character referee. At this time we will also need two forms of identification, one photographic & one postal.
On application you will need to pay an administration fee of £35 to cover our costs of obtaining a credit report and references to support your application. A holding deposit of £100 is also required at this point. This allows us to remove the property from the market while we’re processing your application. This £100 then goes towards your security deposit.
We will take up references on behalf of the Landlord. Usually this will include your employer, current / previous Landlord and a character reference. A credit check will also be undertaken. Referencing normally takes between 3 to 5 working days to complete. If you are claiming any form of benefit you will also need to supply details of someone who is willing to act as a Guarantor for you.
Rent & Deposit
You’ll need to pay the first month’s rent in advance, plus a deposit is required all properties prior to occupation. Deposits are normally equal to one months’ rent, but this may vary depending on the property. Please check with a member of staff who can confirm the deposit required for the property you are interested in. The deposit is held to cover your obligations under the Tenancy Agreement including any breakages or damage.
Once all the referencing is completed and the Landlord has accepted your application we will call you to let you know that it’s all systems go!. We will organise a time for you call into our office to sign the Tenancy Agreement and associated legal documents. We will also post you a draft copy of your Tenancy Agreement to read over as it contains important information you need to know before signing the your actual agreement.
Move in time!
Once all the documents have been signed and monies paid, it’s time to get the keys to your new home!
